Rough Grading & Site Prep
Level building pads, establish proper drainage, and prepare sites for construction — starting at $1,500.
A level, well-drained building pad isn't a luxury — it's a foundation (literally) for successful construction. Poor grading causes foundation problems, water issues, and accelerated deterioration. Good rough grading prevents all of that and saves money down the line.
Apex Land Services handles rough grading for residential and commercial sites across Northeast Ohio. We use a compact track loader with a precision grading bucket to establish proper slopes, manage drainage, and prepare a solid base for your contractor to build on.
Rough Grading Projects We Handle
Building Site Preparation
Level and slope your building pad for proper drainage and stable foundation construction. We remove high spots, fill low areas, and create the proper grade for your house or structure.
Driveway Base Grading
Establish a solid, properly sloped base for new driveways. Good drainage and proper compaction prevent washouts and settling — rough grading gets your driveway foundation right from the start.
Drainage Correction
Fix wet properties or areas with poor drainage by creating swales, adjusting grade, and directing water toward drainage channels. Many properties just need proper slope to solve standing water issues.
Pond Site Grading
Prep the ground for new ponds or water features. We establish the proper grade, remove unsuitable material, and prepare the site for your contractor's final work.
Finish Grading for Seed & Sod
Prepare bare ground for seeding or sod installation. We fine-grade the surface, remove rocks, and create the smooth bed your landscaper needs for a finished lawn.
Lot Regrading & Slope Correction
Reshape grades that have settled or are causing drainage problems. Common around foundations or in swales that have filled with sediment — we can restore proper slope.

How Rough Grading Works
Site Evaluation
Walk the property and assess current grades, identify high and low spots, understand existing drainage patterns, and discuss the final grade you want. We note any utilities, tree roots, or obstacles.
Cut and Fill Strategy
Determine where to cut high spots and where fill is needed. Good rough grading balances cut and fill material — we try to use what we remove on site rather than haul away.
Machine Work
Use the compact track loader with grading bucket to work the site systematically. We cut high areas, fill low spots, and compact as we go. The result is a smooth, stable base ready for next steps.
Drainage Confirmation
Once grading is complete, we verify that water sheds properly away from building areas and toward designed drainage. Proper slope (typically 1–2% away from structures) is critical.
Why Rough Grading Matters
- Prevents Foundation DamageProper slope and drainage keep water away from foundations and basements.
- Saves Rework & CostsFixing grades after construction is expensive. Getting it right upfront saves thousands.
- Stabilizes LandscapeProper compaction and slope prevent settling, washouts, and erosion issues.
- Meets Building CodeBuilding inspectors require proper grades. We ensure your site passes inspection first time.
Common Questions
How much slope do I need for proper drainage?
A minimum of 1% slope away from structures (about 1 foot drop per 100 feet) is typically required. Building codes often specify 2% or more. We design grades to meet code requirements and handle your specific site conditions.
What if my site has lots of rock or clay?
We work with what we find. Hard clay and rock slow progress but don't stop it. For significant rock, we can break or remove it. We'll flag any unusual conditions during the site estimate so you know what to expect.
Can rough grading be done in wet conditions?
Not ideally. Our compact track loader has good weight distribution, but saturated ground compacts poorly and rutts easily. We prefer dry or moderately moist conditions. We'll advise on timing for your site.
Who typically hires for rough grading work?
Homeowners building new homes, contractors preparing sites, property owners fixing drainage issues. Anyone needing to establish proper grade and drainage before construction or landscaping.
